Terms of Use

1. Provider identity
This platform is operated by Babysteps Real Estate SL ("Babysteps", "we", "us"), holder of tax ID (CIF) ESB24778540, with registered address at Calle del Pozo 1, 03769 Benimeli (Alicante), Spain, contactable at jjs@babysteps-re.com. These terms govern access to and use of the Babysteps platform.
2. The service
Babysteps is a professional network that lets estate agents share property listings and collaborate on deals. Babysteps is an intermediary platform only: we are not a party to any transaction, mandate or commission agreement between members, we do not act as an estate agent, and we do not guarantee any sale, listing or outcome.
3. Eligibility and accounts
The platform is intended for professional estate agents and agencies. You must provide accurate, current information when registering, keep your login credentials confidential, and are responsible for all activity under your account. You must be legally entitled to advertise the properties you add.
4. Memberships, fees and billing
Listing and browsing are free. Paid membership unlocks collaboration features, including visibility of other members' contact details. Membership is a recurring subscription billed in advance at the price shown at sign-up. Prices are shown excluding VAT; any applicable VAT is added at checkout. Payments are processed by our payment provider, Stripe. Your subscription renews automatically for successive periods until you cancel; you can cancel at any time and your membership then remains active until the end of the paid period. Applicable statutory rights of withdrawal for consumers are respected where they apply.
5. Listings and your content
You are solely responsible for the accuracy, legality and completeness of any listing or content you add, and you grant Babysteps the right to display it within the network for the purpose of the service. You must not upload content that is unlawful, misleading, infringing or that you are not authorised to publish.
6. Property feeds and synchronisation
Where you connect a property feed (for example an XML feed from your website or CRM) or ask us to import your inventory, you authorise Babysteps to access, retrieve, store and periodically synchronise the property data in that feed so that your listings can be kept up to date on the network. You confirm you are entitled to share that data with us. New properties found in your feed are imported as unpublished and are only shown on the network once you choose to publish them; you decide which of your listings are visible and can unpublish any of them at any time from your dashboard. To keep the network accurate, we may automatically update prices from your feed and remove listings that your feed marks as sold or withdrawn. You can stop the synchronisation at any time by removing the feed or contacting us, and you can close your account as described below.
7. Collaboration and commission
The agent who posts a listing decides who they collaborate with. Any commission-sharing (for example a 50/50 split) and the terms of any deal are agreed directly between the collaborating agents. Babysteps does not set, collect, guarantee or arbitrate commissions between members.
8. Acceptable use
You agree to use the platform lawfully and not to misuse it — including no scraping, no unauthorised access, no harvesting of other members' contact data outside the intended collaboration flow, and no use of the data for purposes other than legitimate professional collaboration. Personal data of third parties (for example buyers) must be handled in compliance with data-protection law.
9. Intellectual property
The Babysteps name, brand, design and software are owned by us or our licensors and may not be copied or used without permission. You retain your rights in your own listings and content.
10. Liability
The platform is provided "as is". To the fullest extent permitted by law, Babysteps is not liable for the conduct of members, the accuracy of listings, or any loss arising from deals or collaborations arranged between members. Nothing in these terms limits liability that cannot be limited under applicable law.
11. Data protection
We process personal data in accordance with our Privacy Policy and applicable data-protection law (GDPR and LOPDGDD).
12. Suspension and termination
We may suspend or terminate accounts that breach these terms or applicable law. You may close your account at any time.
13. Changes, governing law and contact
We may update these terms; the "last updated" date shows the latest version, and continued use means acceptance. These terms are governed by Spanish law, and any dispute is subject to the competent courts of Spain, without prejudice to any mandatory consumer-protection rights. Questions about these terms?
